Following the shift in interest rates affecting the sales market in Munich, a marked decline in the supply of rental housing was observed between 2022 and 2024. Since late 2024, however, the supply has risen significantly, reaching approximately 11,700 listings in the second quarter of 2026; this figure remains around 17% below the 2021 level.
The supply of rental housing in Stuttgart has also increased significantly since hitting a low point in late 2023. In the second quarter of 2026, approximately 7,600 rental units were listed. This places the supply about 18% above the level recorded in the second quarter of 2021.
Compared to the same quarter of the previous year (second quarter of 2025), the number of rental units listed on the market rose by 32% in both state capitals.
