IVD Commercial Property Market Report for Bavaria (Spring 2026): Retail rents across Bavaria largely stable – increases in prime Munich locations.
Average retail rents (for new leases) in Bavaria remained relatively stable according to the latest IVD comparison between autumn 2025 and spring 2026. No adjustments were made for highly sought-after prime retail locations.
In the state capital, Munich, noticeable increases in peak rents were observed in prime retail locations. In the current six-month comparison, these rose by +1.7% (for smaller shops) and +2.2% (for larger shops). Consequently, peak rents for new leases in absolute prime locations in spring 2026 were approximately 27% below the record highs seen in spring 2020, just prior to the coronavirus pandemic. However, compared to the low point recorded between autumn 2021 and autumn 2022, retail rents in Munich’s prime retail locations have steadily risen by a total of up to +9% by spring 2026.
